Yarralumla Dual Occupancy

Yarralumla dual occupancy development is nestled into a well-established streetscape setting. The established nature of the setting influenced the design to respond with form and materials that allowed the development to sit comfortably within the established nature of the streetscape.

Being a Mr. Fluffy Block this allowed for rebuilt work to consist of 2 dwellings on the originally zoned RZ1 block. Located on a corner block, it allowed for the total plot ratio to be 50% allowing for the 2 dwellings to maximise the opportunity of the site. As a result, the brief from the clients called for 2 premium dwellings that were to be built and sold once completed. This incentivised the use of high-quality finishes and features, liveability and amenity.

To better fit within its context each unit, whilst sharing the exact same floorplan, has a unique but similar façade. The design intention of this was to provide a point of choice for buyers while also speaking to the individual nature of the surrounding buildings. The result is 2 dwellings that reflect each other cohesively through the use of materials while providing individuality through the architectural form.

Each dwelling, spread over 3 floors, consists of 4 bedrooms, 3 living spaces, basement garage with individual driveways, and secluded courtyards with plunge pools. The main bedroom is privately situated within the rear of the dwelling opening onto the terrace which overlooks the pool. There are 3 bedrooms located on the upper floor, one which is a guest suite complete with an ensuite and private balcony. The main bedroom is separated from the main living area of the house via separate living room, allowing for that premium feeling of seclusion and privacy.

To create the premium product the client was looking, usability and functionality of the spaces within the dwellings was a key element to the design to ensure we achieved this aspect of the brief. Utilising the site conditions to ensure we maximised the potential of the site was an added benefit to the clients.
